The client-facing side of the network.
Global Prospect Network is the demand engine: 52 consumer brands across 19 destination markets, producing qualified buyer enquiries. Property Guidance Network is where those buyers meet a person. It is our consumer brand, and it is where partners appear as certified Property Guides.
Two brands, one pipeline
Partners often ask why there are two names. The split is deliberate, and it is the reason the model works at both ends.
GPN faces you. It owns the domains, publishes the guides, runs the campaigns and qualifies every enquiry. That is a business-to-business operation and no consumer ever needs to see it.
PGN faces the buyer. Someone planning to buy abroad does not want a lead network, they want one person who knows the region and will stay with them from first question to handover. Property Guidance Network is the brand that promises exactly that, and the certified specialist behind that promise is a partner like you.
What PGN promises the buyer
The consumer proposition is narrow on purpose. PGN matches a buyer with one certified specialist who lives and works in the region they are searching, speaks their language, and coordinates the whole purchase. Every Guide runs the same twelve-step journey, in three phases:
- Orientation, budget and selection. Intake and housing wishes, a mortgage feasibility scan where financing is needed, property selection, and approaching agents to verify availability, price and detail.
- Viewings and negotiation. A planned viewing route, coordinated offers and counter-offers, a structural survey and a legal check on ownership, charges, permits and documents.
- Purchase, completion and aftercare. Deadlines, documents and the deposit tracked, the buyer introduced to the mortgage adviser, and the final steps through the notary to handover.
Because the journey is fixed, a buyer knows what they are getting before they start, and you inherit a client who already understands the process you are about to run.
What PGN certification means
The PGN mark is only worth something if it is checked, so certification is six explicit standards, tested on joining and re-tested afterwards:
- Local knowledge. You demonstrably work in the region and know the market, the buying process and the local pitfalls.
- A local network in every discipline. Working relationships with legal, structural, financial and tax specialists, so the buyer never has to find anyone themselves.
- Genuinely reachable. Available outside office hours and responding within an agreed window.
- You answer the question. Substantive answers, not a referral to later.
- Multiple suitable options. You put several fitting options side by side and advise. The buyer chooses. Never the other way round.
- An approved profile. Your public profile is reviewed before it goes live and stays accurate.
A specialist who stops meeting a standard loses the mark. That is the point of it: it is the reason a buyer trusts the introduction, and the reason your competitors cannot simply claim the same thing.
What a partner gets on PGN
- Your own profile page on the consumer brand, tied to the countries and regions you actually cover.
- The PGN-certified mark, backed by the six standards above rather than by self-declaration.
- Buyers who arrive already expecting a guided twelve-step process, not a cold enquiry.
- A single point of contact for the whole journey, which is what makes the client stay with you rather than shop around.
- The GPN lead flow underneath it: the same 61 brands and 1000+ buyer guides feeding the top of the funnel.
How the two fit together
GPN attracts the buyer, captures a structured enquiry, qualifies it and routes it. Where the buyer wants end-to-end guidance rather than a single service, PGN is the brand that carries them, and a certified Guide takes it from there. Financing runs back through the GPN mortgage brands, so the buyer keeps one point of contact even when several specialists are involved.
That is the whole b2b2c structure: you join under GPN commercially, and you appear under PGN to the client.
Next step
Tell us which countries and regions you cover, which services you offer and what volume you can absorb. We will come back on availability for both sides: lead flow through GPN, and a Property Guide slot on PGN where your region is open.
